Why heat is the real test here
Tires hold heat after driving and transfer it straight into the floor. A coating that is not rated for it, or one installed without proper bonding, softens and lifts where the tires sit. That is hot-tire pickup, and it is the most common coating failure we see in our area.
On top of that, garages with natural light take UV exposure, and surface temperatures climb high in our summers. The products and the prep both have to be chosen with that in mind.
How we build for it
We grind for a strong mechanical bond so the coating is genuinely locked to the slab, then finish with a topcoat selected to resist hot-tire pickup, abrasion, and UV. That combination is what keeps a Southern Utah floor down and good-looking for the long haul.
