Why heat is the real test here
Tires hold heat after driving and transfer it straight into the floor. A coating that is not rated for it, or one installed without proper bonding, softens and lifts where the tires sit. That is hot-tire pickup, and it is the most common coating failure we see in our area.
On top of that, garages with natural light take UV exposure, and surface temperatures climb high in our summers. The products and the prep both have to be chosen with that in mind.
How we build for it
We grind for a strong mechanical bond so the coating is genuinely locked to the slab, then finish with a topcoat selected to resist hot-tire pickup, abrasion, and UV. That combination is what keeps a Southern Utah floor down and good-looking for the long haul.

Hot Tire Pickup
Tires still hot from summer pavement soften an underbuilt coating and pull it off the slab as they cool and grip. It is the classic failure mode for thin consumer epoxy in a climate like this one.
Slab Moisture Vapor
Vapor moving up through an untested slab pushes a coating off from below, and no amount of surface prep compensates for it. We test before quoting rather than discovering it after the floor is down.
UV Ambering
Standard epoxy yellows under sustained sun, and a garage floor near an open door or a window shows it plainly. A UV-stable topcoat is what keeps the color true over the life of the floor.
Daily Slab Movement
Slabs expand and contract every day here. The coating has to flex with the concrete rather than crack against it, which is a resin specification decision made before anyone opens a bucket.
